Tamarind Square Phase 1 Sold Out, Phase 2 Now Open For Sale

It is with great pleasure to announce that we have fully sold out the first phase of Tamarind Square, our first development in Cyberjaya.

New property developments in Cyberjaya almost always raise interesting questions about LOCATION, LOCATION, LOCATION.  So how did Tamarind Square break the stereotypes related to Cyberjaya among investors and achieve its sales success?

STEREOTYPE #1: CYBERJAYA IS TOO FAR AWAY

Fact is, Cyberjaya is closer than many think.  With the Maju Expressway (MEX), it is only 20 minutes away from the Kuala Lumpur city centre.  Places like Subang Jaya and even parts of Petaling Jaya do not even connect to KL this quickly.

In the pipelines too are the Mass Rail Transit 2 (MRT2) and Bus Rail Transit (BRT) lines connecting Cyberjaya to KL and the rest of the Klang Valley, the High-Speed Rail towards Singapore and more public transport services.

The momentum of development is shifting towards Cyberjaya from Puchong and Seri Kembangan. Confidence in this location has spurred many major developers like SP Setia, Mah Sing, UEM and OSK to launch new residential projects here.

STEREOTYPE #2: CYBERJAYA IS TOO QUIET

Up till now, there are an estimated 30,000 professionals and 23,000 students that make up the population of Cyberjaya at daytime.

There are 19 residential projects currently in development here. When most of these projects are complete within the next 2 to 3 years, the population is expected to surpass 100,000.

STEREOTYPE #3: OVERSUPPLY OF SHOPS & OFFICES IN CYBERYJAYA

Cyberjaya is currently home to over 700 companies (including 615 MSC-status companies) of which 60 are prominent MNCs. There are also 3 international standard universities and a host of local universities, colleges and schools.

At the moment, shops in Cyberjaya depend heavily on the professionals and student day-population to sustain. There are quite a number of shops still not occupied today. This will soon be remedied when the residential population comes in over the next couple of years.

Tamarind Square has a prominent location in Cyberjaya with 10 major residential projects within close proximity.  As it is equally important for shops to be close to homes as it is to offices, our shops made very good investment sense to investors.

WHAT MADE TAMARIND SQUARE A HIT

Its location is along the main road of Cyberjaya and is within walking distance to the Multimedia University (MMU), Cyberia and other future developments.  It will be fronting a future mall and hotel too. Eventually, the upcoming BRT line will have its transit station directly adjacent to Tamarind Square.

More importantly, we have packaged Tamarind Square to be a solid investment proposition.  From a design perspective, it incorporates many proven philosophies that gave Tujuan Gemilang two FIABCI World Awards (for PJ Trade Centre & Menara OBYU).

Extensive use of gardens and communal spaces set it apart from other contemporary shop-office projects. This is clearly exemplified in the 2-acre courtyard, 3-storey community hall and offices with attached gardens.

Inside, the shops (Level 1 & Level 3) have 6.4-meter high ceilings that provide an opportunity to expand a mezzanine floor. Other superior features include:

  • 28 feet wide frontage
  • Garden on the rooftop
  • “Secret garden” on the side
  • Ample carpark at the front and in the podium at the back
  • All units are connected by covered verandahs
  • Facilities include landscaped courtyard, supermarket, food court, surau and multipurpose court

Phase 2 is now open for sale with 16 units of semi-detached shop-offices and 28 units of garden shop-office.
